The Las Vegas REALTORS® Monthly Housing Market Update for September 2026 is out, and the headline is steady prices alongside a bigger selection of homes. Single-family median prices held at $470,000, unchanged from last year, even as more homes came on the market. Below you'll also find a quick look at Anthem, plus what's happening around Henderson and the Strip this fall.
The Headlines
Single-family homes - 1,745 units sold, down 7.4% from last year - 53.4% sold in less than 30 days - Median price: $470,000, flat (0.0%) - Units available: 7,995, up 6.6% - Effective availability: 4.6 months, up 15.1%
Condos and townhouses - 424 units sold, down 12.6% from last year - 47.2% sold in less than 30 days - Median price: $290,000, down 1.4% - Units available: 2,796, up 7.3% - Effective availability: 6.6 months, up 22.8%
What Stands Out
- Single-family prices are holding. More inventory has not pushed the median down.
- Condo and townhouse buyers have more choice. Effective availability rose 22.8% and the median price slipped 1.4%.
- Fewer sales, more listings. Units sold fell year over year while available units grew, so buyers have more time to compare.
Anthem Snapshot
Anthem recorded 49 closed sales in September, with a median sale price of $620,000. Most sales landed between $400,000 and $650,000, and a handful of higher-end sales above $1 million pulled the average up. Recent closings are the best guide to what buyers are paying nearby, so check them before you set a list price or make an offer.
What It Means For You
Buyers: More homes to choose from means you can be selective. Ask about price history on listings that have sat for a while.
Sellers: With nearly 8,000 single-family homes available, price strategy matters. About half of single-family homes sold within 30 days in September, so a well-priced home still moves.
Investors: Rising supply can open doors, but run the numbers on rents and carrying costs before you buy.
