Market conditions continue to favor informed buyers and sellers in Southern Nevada. The August 2026 housing data from Las Vegas REALTORS® reveals a market in transition, with stabilizing prices, increasing inventory, and shifting buyer dynamics.
Single-Family Homes: Market Stabilization at $475,000
Single-family homes recorded 1,803 units sold, down 1.7% year over year; a $475,000 median price, down 1.0%; 3,238 new listings, up 1.4%; 7,590 available units, up 5.3%; and 4.2 months of supply. The median price is holding steady at an elevated level while buyers have more options than in recent years.
Market velocity remains healthy. 52.2% of single-family homes sold within 30 days, 22.6% sold in 31–60 days, 10.6% in 61–90 days, 7.7% in 91–120 days, and 6.9% took more than 121 days. In total, 74.8% sold within 60 days.
The most important buyer signal is inventory. Four point two months of supply is a balanced, Goldilocks market: sellers retain leverage on well-priced homes, while buyers have enough time to compare, inspect, negotiate, and make deliberate decisions.
Condos & Townhouses: More Options and Stronger Negotiations
Condos and townhouses recorded 449 units sold, down 7.4% year over year; a $299,900 median price, up 0.6%; 888 new listings, down 3.4%; 2,714 available units, up 6.0%; and 6.0 months of supply. This segment offers a lower entry price and stronger negotiating leverage for affordability-focused buyers.
The two segments tell a clear story. Single-family homes represent about 80% of sales and offer more volume and speed. Condos and townhouses represent about 20% of sales, are approximately 37% less expensive at the median, and provide 1.8 times more months of inventory.
From 2019 through 2022, the market moved from expansion to an extreme seller advantage, with prices reaching roughly $500,000 and inventory falling to one or two months. From 2023 through 2026, the market has normalized: prices are stabilizing near $475,000, inventory is returning to four to six months, and buyer power is increasing.
What Should You Do Right Now?
Year over year, the signal is consistent: inventory is growing, prices are stable, sales volume is normalizing, and buyer options are improving. Month-over-month sales were down 11.9%, which is consistent with a late-summer seasonal slowdown rather than a market collapse.
Buyers can use the additional inventory to compare homes, negotiate repairs, and consider condos for a lower entry point. Sellers should price competitively and understand that more competition makes presentation and accurate pricing matter. Investors can model with greater confidence because stable prices and more selection make underwriting more predictable.
Overall market health: 4.2 out of 5, or strong and balanced. The best conditions are for buyers and investors seeking selection, while sellers should expect less automatic leverage than during the 2021–2022 peak.
